Case Study: How Strategic Preparation Helped a Southlake Home Go Under Contract in 7 Days

From "Not Quite Ready" to Under Contract in 7 Days

Every listing has a story, and 105 Latrobe Court is one of my favorites - because it's a perfect example of what happens when you treat a home the way it deserves to be treated before it ever hits the market.

The Situation

When my sellers came to me about 105 Latrobe Court, the home had good bones and a great Southlake address, but it wasn't market-ready. Between an aging roof, plumbing that needed attention, worn carpet, and paint that no longer did the home justice, there was a real risk of it sitting on the market and losing momentum - or worse, getting priced down before it ever got a fair shot.

I don't believe in asking sellers to compete in this market with one hand tied behind their back. So instead of listing it as-is and hoping for the best, we took a different approach: we took over everything.

The Strategy

This wasn't a "put up a sign and wait" listing. It was a full transformation, managed start to finish:

  • Roof and plumbing repairs to eliminate the objections that stop buyers before they even walk in the door
  • Fresh carpet and paint throughout, giving every room a clean, move-in-ready feel
  • Professional staging to help buyers see not just a house, but a home
  • High-end photography that captured the property at its absolute best
  • Two open house events, designed to create energy and urgency rather than a slow trickle of showings
  • A heavy social media push, putting the listing in front of the right buyers at the right time, not just the people who happened to be scrolling that day

None of this happened by accident. Every piece - the repairs, the visuals, the timing of the events, the content - was coordinated as one strategy with a single goal: present this home the way it deserved to be presented, and make sure the right buyers saw it.

The Result

105 Latrobe Court went under contract in just 7 days and by hosting 26 showings.

That's not luck. That's what happens when preparation meets exposure. Buyers didn't have to use their imagination to see the potential - they walked into a home that was already showing at its best. And because we built demand through photography, social media, and two well-timed open houses, the sellers weren't waiting around for the right offer. It came to them, quickly and with confidence.

Andrea was a dream to work with. She is very knowledgeable about the housing market and was so helpful in finding contractors to update our home before putting it on the market. She was literally a text away if we ever needed anything. I can’t think of any other realtor, in all of our moves, that has been so good at her job but also so sweet and kind!

The Takeaway

If you're thinking about selling your home in Southlake, Westlake, or anywhere in the DFW area, here's what 105 Latrobe Court proves: the work you put in before you list is often just as important as the price you put on the sign. A roof repair, a coat of paint, or a well-lit photo isn't just cosmetic - it's strategy.

I'd rather do the extra work up front than let a home sit on the market and lose value in buyers' eyes. That's the difference a full-service approach makes.
